Royal Parramatta Private Hospital

41-43 Hunter Street, Parramatta

The proposed development within the Parramatta CBD lines, presents a unique opportunity, centrally located, to provide a superb offering to the Parramatta community. The private hospital will provide much needed additional resources to the medical community, not just for Parramatta but for surrounding neighbourhoods. A national design excellence competition was completed last year in conjunction with the Government Architects office and the City of Parramatta Council. The winning design selected by the Independent Jury panel is FJMT Studios. The development will now move forward to the next stage in the approval process. The development has been designated by NSW State Government to be a essential asset for the community and hence it will progress via the NSW State Significant Development process through 2022.

Supporting Parramatta’s Vision

The development at 41-43 Hunter Street, Parramatta will support the vision for three unique but connected cities for metropolitan Sydney with Greater Parramatta at its heart as identified in the Greater Sydney Commission’s A Metropolis of Three Cities: Greater Sydney Region Plan and Central City District Plan. The development is aligned with the strategic objectives from those plans, creating a medical hub to compliment the vast medical infrastructure in Western Sydney.

About The Project

The development of the site at 41-43 Hunter Street presents the opportunity to create an outstanding public urban realm outcome and provide a western gateway to the evolving civic precinct of Parramatta Square, Centenary Square and St John’s Cathedral, Parramatta’s oldest church. The development will consist of circa 14,000sqm of GFA complete with a 120 bed private hospital delivered in a holistic way, ground floor café with outdoor dining to take in the views of the emerging new city, commercial suites for doctors and other medical practitioners.

The development is also integrating the existing heritage house within the ground floor plain and to repurpose the building and celebrate its rich history to Parramatta.

Private Hospital

The premium hospital will offer services to the general public, corporate clients, family of patients, patients who are recuperating (post-natal care for example) or awaiting treatment. The premium food and beverage services will support the hospital and enhance the total care experience for patients, their families, friends, carers and medical staff. The private hospital would offer a unique offering of holistic health care with a focus on recovery and wellness. This will very much come through as a statement within our design responses to the vision for the hospital.

Private Hospital Demand study

Globally, with increased pressure on existing healthcare services and limited resources available, there has been a growing interest in developing models of care to facilitate a seamless transition at the acute care to primary care interface. They provide supervised overnight accommodation for self-caring, low acuity patients who require some acute hospital services, but are not acute enough to require 24 hours inpatient care.

The benefits of patient hotels include:

  • Providing high quality patient care in a setting which feels less like a hospital and more of a hotel, adding to patient comfort and expediting discharge.
  • These hotels are usually located in close geographic proximity to the hospitals, enabling higher level of surveillance and monitoring if the need arises.
  • Not use up the limited resources of a hospital when not required.
  • Provide facilities for a family member or carer as required.

ICC is an infrastructure developer of mixed-use assets such as hotel, residential, retail, medical and renewable assets across Australia. ICC Development Group was established in 2014 as a consortium group who successfully tendered to develop the ICC Hotel, now known as the ICC Sofitel Darling Harbour. ICC’s corporate governance includes expert advisory (non-executive director) Dr. Jerry Schwartz (Schwartz Family Company), Australia’s largest private hotel investor. ICC is led by CEO Harold Dakin who has over 25 years’ experience in the property and banking industry and an engineering and investment banking background.
